Our Warranty
We stand behind our work. Here is exactly what that means, including the parts most contractors leave off the page.

Two Warranties on Every Project
Antex provides a written workmanship warranty on the installation labour we perform, and passes through the manufacturer warranties on the materials we supply.
The workmanship warranty is written into your Construction Agreement, along with the term that applies to your specific project and scope. You do not have to ask for it and you do not have to register anything.
What the Workmanship Warranty Covers
It covers defects in how we installed the work: how the base was prepared, how stone was set and jointed, how mortar was applied, how railing posts were anchored, and how components were aligned and fastened.
- Stone that has shifted, settled or become loose because of how the base was prepared or how the stone was set
- Failed joints, mortar or polymeric sand attributable to our installation
- Railing posts, base shoes, standoffs or clamps that have loosened because of how they were anchored
- Panels or components installed out of alignment or with inconsistent spacing
- Water pooling on a surface we built to drain, where the fall was set incorrectly
- Veneer or cladding that has separated from the substrate because of our installation method
- Coping that has lifted or shifted because of how it was bedded
Ontario winters affect warranty repairs. Stone and mortar work cannot be done properly in frozen conditions, and we will not perform a repair we know will not hold. If a claim lands in December, we make the site safe, agree a spring date with you in writing, and honour it.
What It Does Not Cover
Stated plainly, because a warranty that hides its exclusions is not worth reading.
- Natural material variation. Flagstone, limestone, granite, sandstone, slate, ledger stone and fieldstone vary in colour, thickness, veining, texture and tone between batches and between quarries. Variation is a property of the material, not a defect. Colour will also change as the stone weathers. This is normal.
- Efflorescence. The white mineral haze that appears on new stone, mortar and concrete as moisture moves salts to the surface. It is a characteristic of cementitious material and usually fades over one to two seasons.
- Frost heave and ground movement caused by soil conditions, groundwater, or drainage originating outside the scope we were contracted for. Where our scope did not include excavation, base reconstruction or drainage, movement originating in the subgrade is outside the warranty.
- De-icing salt damage. Road salt and most ice-melt products damage natural stone, mortar and concrete. Damage from de-icing products is not covered. Use sand for traction instead.
- Damage from third parties. Snow removal equipment, plows, shovels striking stone edges, other trades working on the property afterward, vehicle traffic on surfaces not built for it, tree root growth, pets.
- Normal wear. Surface abrasion, minor hairline cracking in concrete, gradual joint sand loss on high-traffic surfaces, and patina or weathering on metal hardware.
- Glass breakage after handover. Tempered glass is inspected and accepted at the final walkthrough. Breakage after that point, including breakage originating from an edge impact, is a material matter rather than a workmanship matter, and is handled under the manufacturer warranty where applicable.
- Work we did not perform, including modifications, repairs or additions made by you or another contractor. Any alteration to our work by another party ends the warranty on the altered portion.
- Pre-existing conditions in the structure, substrate or surrounding property that we were not made aware of and could not reasonably have identified during the site assessment. This includes concealed structural deficiencies in a deck, porch or wall we were asked to mount into.
- Failure to follow the care instructions we provide at handover.
- Acts of nature and events beyond our control, including flood, extreme freeze-thaw cycling beyond normal Ontario conditions, and impact from falling trees or branches.
- Any project where the final invoice remains unpaid.
Material and Manufacturer Warranties
The glass, railing hardware, natural stone, pavers, sealants and fasteners we install are manufactured by others. Those manufacturers provide their own warranties and we pass them through to you in full.
At handover you receive the manufacturer documentation for the materials used on your project. Where a claim relates to a material defect rather than our installation, we handle the manufacturer claim on your behalf at no charge for the administration. You do not have to work out which company is responsible, and you do not have to make the call yourself.
Subcontracted Work
Interlocking and paving, concrete driveways, retaining walls, armour stone work, excavation, grading and drainage are performed by subcontractors we engage.
You deal with us, not with them. Antex remains your point of contact and remains responsible to you for that portion of the work under your Construction Agreement. If something goes wrong on a subcontracted portion of your project, you call us and we handle it.
All subcontractors we engage are required to carry their own liability insurance and WSIB coverage.
How to Make a Claim
- Contact us in writing. Email hello@antexstoneandrailing.com or call 1 (647) 760-6217. Include your name, project address, approximate completion date, a description of the problem, and photographs.
- We acknowledge the claim promptly and arrange an inspection at the earliest practical date, taking weather into account.
- We inspect the work and give you a written assessment stating whether the issue is a workmanship matter, a material matter, or outside the warranty, with the reasoning.
- Covered repairs are scheduled and completed at our cost. Where seasonal conditions prevent a proper repair, we agree a date in writing and make the site safe in the meantime.
- If the claim falls outside the warranty, we tell you why in writing and quote the repair. You are under no obligation to accept it.
We would rather inspect ten things that turn out to be fine than have you not call.
Care Instructions
Every project ends with practical care instructions for the materials we installed. Following them protects both the work and your warranty. The short version:
Stone and masonry
Sweep and rinse rather than pressure washing at close range. Avoid de-icing salt entirely and use sand for traction. Do not allow standing water to accumulate against veneer or coping. Expect efflorescence in the first two seasons and let it weather off.
Glass railings
Wash with water and mild soap. No abrasive pads, no ammonia-based cleaners on treated surfaces, no metal scrapers. Check the hardware once a year and call us if anything has movement in it.
Exterior metal hardware
Rinse with fresh water after winter to clear road salt residue. This is the single most effective thing you can do for hardware longevity in the GTA.
What This Warranty Does Not Replace
Tarion. The Ontario New Home Warranties Plan applies to new home construction and, in limited cases, full reconstruction of a dwelling. It does not apply to stonework, hardscaping, porch renovation or railing installation on an existing home. Antex is not a Tarion-registered builder and we do not represent that Tarion coverage applies to our work.
Your statutory rights. Nothing in this warranty limits any right or remedy you have under the Ontario Consumer Protection Act, 2002 or other applicable law, including any implied condition or warranty that cannot be excluded.
Your home insurance. Damage from events outside our control, such as flood, fire, impact or vandalism, is an insurance matter rather than a warranty matter.
